Class 2, 3 & 9C Building Regulations.

The NSW Design and Building Practitioners Act has established clear guidelines for professionals involved in designing and constructing Class 2, 3, and 9c buildings, which encompass the following:

  • Class 2 – Multi-story & multi-unit apartment buildings where people live above or below each other. Class 2 may also be single story attached dwellings where there is a common space such as a carpark or basement.
  • Class 3 – Residential buildings, other than a class 1 or 2 building, that are common place for long term or transient living for a number of unrelated persons, such as; Care facilities for the elderly which are not considered class 9, residential part of a hotel or a hostel.
  • Class 9C – Residential care buildings that house 10% or more of residents who need physical assistance in conducting their daily activities & to evacuate the building during an emergency. for example, an aged care building or Childcare Center.

 

 

These regulations are in place to uphold high safety and performance standards across the industry.
